Housing discrimination against persons with disabilities has become an increasingly important issue in fair housing enforcement. Since 1988, when disability was added to the Fair Housing Act as an illegal basis for housing discrimination, the percentage of complaints filed with the United States Department of Housing and Urban Development (HUD) alleging disability discrimination has steadily risen. Since 1993, complaints alleging disability discrimination have been the most or second most common type of fair housing complaint received by HUD. The Fair Housing Act Amendments of 1988 prohibit the design and construction of inaccessible multi-family properties. This means that all multi-family properties with four or more units built for first occupancy after March 13,1991 must meet certain levels of accessibility.
Throughout this fun and interactive seminar, participants will be able to ask questions and participate in mock scenarios. This seminar will cover in great detail the following: The Fair Housing Act as well as the 1988 amendments to include familial status and disability; the types of units covered under the accessibility requirements of the Fair Housing Act; reasonable accommodation and modification requests; the safe harbors; the Fair Housing Accessibility Guidelines (FHAG) and the Design Manual, and the 7 technical requirements of the FHAG; agents’ ethical and legal responsibilities; and concrete methods for fair housing best practices, risk reduction and affirmatively furthering fair housing accessibility in everyday real estate business practices.
About your Instructor:
Ezinwanne Hawkins is the principal consultant of the Fair Housing Group, a private consulting firm that provides fair housing training and services to the housing industry. Ezinwanne, the former Fair Housing Program Manager of the Equal Rights Center in Washington, DC, is a certified fair housing instructor and has extensive experience providing fair housing trainings to property management companies, housing developers, sales agents, and other housing professionals. She has conducted hundreds of fair housing tests and audits, including those related to accessibility, and is now using this extensive knowledge to educate the housing industry of their obligations under federal and local fair housing laws.
Registration Polices: Registration deadline is 4/27/10. Cancellations must be in writing. Cancellations received by April 8, 2010 will receive a 75% refund. Cancellations received by April 15, 2010 will receive a 50% refund. Cancellations received by April 22, 2010 will receive a 25 % refund. Cancellations received less than one week prior to seminar will not be entitled to any refund.
