How to obtain and maintain the National Apartment Association Education Institute (NAAEI) National Apartment Leasing Professional (NALP) Designation
To obtain a NALP designation you must: have worked in the apartment industry for six months (to be obtained for during the candidacy period for NALP); successfully complete the eight courses listed below (which total 31 hours), as well as a Market Survey presentation; and meet all examination requirements within a 12 months of declaring your candidacy for NALP.
To maintain a NALP designation you must: pay annual renewal dues of $50.00 and, beginning at your second renewal, report three Continuing
Education Credits (CECs) earned during the preceding year.
NALP Course Curriculum
Keys to Success in Leasing - This course covers: career prospects, characteristics of an effective leasing consultant, job responsibilities and goal setting, time management, teamwork, market knowledge and product knowledge.
Telephone Presentations - This course covers: preparing for the Telephone Presentation, effective telephone skills, active listening, improving your speaking skills, telephone etiquette, objectives of the telephone contact, taking request for service, resolving problems, conducting follow-up, initial leasing questions, and key elements of a successful leasing presentation.
Leasing & the Internet - This course covers: the Internet, the online prospective resident, sample online lead reports, tracking internet traffic, multi-generational renters, maximizing online marketing/advertising; telephone prospects and the internet, electronic leasing, Fair Housing and email etiquette.
The Leasing Interview - This course covers: first impressions make a difference, the importance of curb appeal, understanding the prospective resident’s reason for moving, greeting the prospective resident, Fair Housing implications, conducting a leasing interview and objectives of the leasing interview.
Leasing Demonstration & Follow-up - This course covers: three major areas of product knowledge, key elements in preparing for a successful leasing demonstration, safety tips for the leasing demonstration, Fair Housing complications in demonstrating, when closing begins, an effective leasing presentation, resolving objections and leasing signals.
Rental Policies & Procedures - This course covers: efficient handling of rental policies and procedures, application verification, resident processing checklist, efficient lease preparation and signing, the law of Contracts and the four basic elements, elements of a lease, the move-in process, resident relations and Fair Housing implications.
Legal Aspects - This course covers: overview of basic Fair Housing laws, filing a Fair Housing complaint, prohibited practices, the Americans with Disabilities Act(ADA),Fair Housing testers, Equal Credit Opportunity Act, leasing in a multicultural marketplace, new Fair
Housing issues on the Horizon, Fair Credit Reporting Act, additional consumer protections, applicant screening, criminal background checks, lead paint safe work practices, resident safety practices, safety hazard and emergency contact situations.
Market Survey Presentation - This course covers: completion of the market survey, market survey checklist, telephone and leasing evaluation, comparable community information, unit mix and rent schedule, tips for preparation, market survey overview, and question and answers.
NALP Designation Requirements
In order to maintain the highest professional standards, NALP designation requires:
Apartment Leasing Experience - a minimum of six months
NALP Course - must complete four-day course
Pass comprehensive online exam
NALP Market Survey and Presentation: successfully complete three market surveys and make a comparison of those surveys to your own property in a verbal/written presentation
