Take the next step in your professional development and become a certified success by earning the Certified Apartment Portfolio Supervisor (CAPS) credential. The Certified Apartment Portfolio Supervisor (CAPS) program is an in-depth review of property management principles and techniques.
This course helps the professional make the connection between knowledge and on-the-job performance.

CAPS Course Candidates Requirements:
- Work as a multi-site supervisor for 24 months OR be a CAM designate in good standing with 24 months of management experience
- Complete all five CAPS courses/modules
- Receive a passing grade of at least 70 percent on the comprehensive exam
Students who complete the requirements will receive a national certificate and pin. Candidates are allowed two years from the date of application to meet all program requirements. If the requirements are not met in the time allotted, an extension fee of $50 must be paid to the National Apartment Association Education Institute (NAAEI) to extend candidacy for one year.

CAPS Modules Descriptions:
Legal Responsibilities & Risk Management
The Legal Responsibilities and Risk Management course is a comprehensive survey of employment, rental and contract law affecting the multi-family housing industry, as well as a review of key environmental and safety regulations. This course also includes a brief section to help students establish and execute an effective risk management program for their apartment communities.
The Financial Management course helps students become fluent in the financial concepts, terminology, formulas, and ratios commonly used in the multi-family housing industry. The emphasis is on showing students how to maximize income and manage expenses for their properties.
Property Performance Management
The Property Performance Management course teaches students how to ensure that their properties are performing at or above the expectations set in the management agreement or business plan. It introduces learners to the key operational and service measures used in the industry and shows them how to write a clear and compelling owner's report.
Property Evaluation & Due Diligence
The Property Evaluation and Due Diligence course covers the various processes-property inspections, financial and operational audits, and regional and neighborhood analyses-property supervisors will complete to help an owner or company acquire, sell or renovate a property.
The Effective Leadership course shows students how to go beyond day-to-day management and enter the world of team leadership. Topics covered include: leadership versus management, the emotionally intelligent leader, employee engagement, feedback and coaching, and teambuilding.
*Any individual who holds a NAAEI credential and takes any of the CAPS individual modules can earn six (6) CEC’s*
