This comprehensive session dives into key areas of Fair Housing compliance designed to help housing professionals navigate sensitive and complex situations with confidence. Participants will explore protected classes and categories, reasonable accommodations, and how to handle complaints and communication effectively under the Fair Housing Act.

You will learn: 

Protected Classes / Steering & Harassment

  • Differentiating between bullying and unlawful harassment under the Fair Housing Act

  • How to properly investigate allegations

  • Best practices for responsive and compliant communication

  • Familial Status: guidance on policies affecting families with children, including supervision requirements, occupancy standards, and compliance considerations

Reasonable Accommodations & Modifications

  • Request procedures: who can make a request and when

  • Verification methods: understanding forms versus letters

  • Factors to consider when approving or denying a request

  • The interactive process and its legal significance

  • Common accommodation examples, including assistance animals, reserved parking, live-in aides, and requests involving chemical sensitivities

Additional Focus Areas

  • Documentation and service request best practices

  • Review of recent Fair Housing complaints filed in the local area and across the state

Participants will leave this course with practical tools and updated knowledge to ensure compliance, promote inclusion, and uphold the principles of Fair Housing in every aspect of their work.

Your Facilitator:

Sasha Vann serves as a mediator, educator, and investigator of fair housing laws in North Carolina. Born and raised in Southeastern N.C., she's witnessed firsthand the disparities and injustices faced by marginalized communities, particularly in the realm of land loss and housing discrimination. After obtaining her degree in history and communications at N.C. Central University in Durham, NC, she spent the next 12 years navigating the social terrain of families and students in both North and South Carolina. After returning to the Triangle area in 2021, she, embarked on a journey to empower individuals and communities by addressing systemic issues of housing insecurity and discrimination. As a mediator, she's have facilitated countless conversations and negotiations between landlords and tenants, ensuring that all parties are heard and respected in finding fair and equitable solutions.

 In her role as an educator, Sasha has developed and implemented workshops and training programs on fair housing laws, educating both landlords and tenants on their rights and responsibilities. Through these efforts, she strives to empower individuals with the knowledge and tools needed to advocate for themselves and create more inclusive and supportive housing environments.

 As an investigator of fair housing laws, Sasha has conducted thorough and impartial investigations into allegations of discrimination, working tirelessly to  gathering evidence and document cases in an effort to bring about positive change and ensure that all individuals have access to safe, affordable, and discrimination-free housing.

 Through her dedication to mediation, education, and investigation, Sasha is committed to upholding the principles of fairness, equality, and justice in the realm of housing. She believes that by fostering understanding, promoting education, and enforcing the law, we can create a more inclusive and equitable society for all.
