Meet Our Panelists

Ronda Kunsman, Vice President of Residential Operations at Kane Realty, where she leads the residential platform of nearly 7,000 units across the Triangle and Triad. Ronda’s focus is on team performance, resident experience, and growth. She joined Kane in 2025 with nearly 20 years in property management, including Vice President of Operations at Bell Partners and Area Vice President at Post Properties.

In her free time, you'll usually find her at her son's baseball games, working on her non-profit, Dugout Donations, or traveling with her husband Jeff, son Gunner, and their crazy boxer, Maris.

Nikki Worthley, CAM, is a Regional Director at Bell Partners, with 18+ years of experience, where she oversees a Regional Manager and a multifamily portfolio in the Raleigh-Durham market. Since starting her multifamily career as a Leasing Consultant in 2008, Nikki has consistently demonstrated a commitment to operational excellence, strategic leadership, and the development of high-performing teams, driving strong results across diverse property portfolios. Nikki currently serves as President of Copper Circle, previously TAA's Education Foundation & New Lease on Life. When she's not working, Nikki enjoys spending time with her husband, two sons, and three dogs, often exploring new adventures together.

Nina Wright-Richie is a Regional Property Manager with more than 26 years of multifamily housing experience, specializing in operational excellence, team development, asset performance, and value-add communities. She currently oversees a diverse portfolio throughout North Carolina, leading high-performing teams focused on occupancy growth, operational efficiency, and exceptional resident experiences.

A passionate servant leader, Nina is committed to developing future industry leaders by creating opportunities for growth, encouraging continuous learning, and empowering maintenance and operations professionals to reach their full potential. She is a licensed North Carolina Real Estate Broker, holds CAM and CAPS designations, and is an active leader within the apartment industry.

William Powell is the Director of Construction Services for Greystar and is responsible for overseeing renovation and restoration capital projects for Greystar in the Raleigh/Wilmington markets. Bill is a licensed General Contractor and brings 10+ years of multifamily renovation and construction experience, as well as 13 years as a licensed homebuilder. He joined Greystar in December 2021. Since joining Greystar, Bill has managed $50+ million in contracts for a variety of clients with various investment objectives, including approximately 950+ value-add unit renovations and other amenity improvement projects. Bill graduated from Central Michigan University with a B.A.A. in Industrial Management, with a focus in Construction Technology.

Meet Our Moderator

Rick Picquet, CAMT, is the Director of Maintenance with Bell Partners, Inc., and has 20+ years in the apartment industry. Rick has played a vital role in the implementation and innovations of maintenance within the Bell Partners, Inc. organization. His contributions to his team and colleagues have substantially elevated the overall maintenance department.

He holds the Certificate for Apartment Maintenance Technicians (CAMT) credential, EPA/North Carolina Lead Renovator, CPO, and CFC certifications, and is an EPA proctor. Rick currently serves on the TAA Board of Directors, the TAA Education Committee, and in his free time, Rick loves going to NC State football games, preparing BBQs, and taking trips with his wife and daughter.
