TOPS Awards Feature - Derek Tarrant

TOPS Awards,

2025 Outstanding Property Executive

Derek Tarrant, CAPS, CAM

Director, Real Estate | Carolinas, Greystar

What did winning a TOPS Award mean to you personally?

Winning a TOPS Award to me was such a great way to remind myself how hard this job is but how rewarding it is to work hard and then be recognized for it among peers outside the industry and company. I have always enjoyed the TOPS awards because the nominating committee is voting blindly—it is gratifying to win an award based on true accomplishments on paper rather than from someone you may know and work with daily.

How has receiving a TOPS Award impacted your career or professional growth?

A TOPS award is instant exposure to everyone within the association. While the industry is small, it can also be hard to meet people in other companies. Winning an award on stage in front of dozens of other companies and leaders is always a great way to meet new people and expand your network.

What would you say to someone who is considering nominating a coworker – or submitting a nomination for their team/community?

Just nominate—there were a lot of “underdog” winners last year, and it really comes down to how the nominee handles their part and how the judges vote. Everyone has an equal chance to win. Really, nothing to lose.

What makes the multifamily industry special to you?

This industry is special for so many reasons, but first to come to mind: We compete with each other every day, whether this is for a lease, occupancy, or even on the vendor side; competing for business. However, when it comes to support, every person supports one another, helps each other, and is a sounding board for each other.

Tell us about the moment your name was announced. What was going through your mind?

I saw the list of other nominees and knew to win would be a tall order. There were numerous other exceptional leaders within the category. Hearing my name was a great feeling! It was a moment of validation that reminded me that all the hard work I’ve put into my career, myself, and supporting others has been worth it.

Finish this sentence: “Being recognized as a TOPS Award winner means…”

I am representing myself and my company at a level that is recognizable and worth recognition.
